Williams说：“先算一算我们储蓄的金钱能否负担楼市的升幅，你需要知道房屋购买的价格、首付、利率、预计的房产税和每月最少$100的暖气费。贷款银行不把其他设施所产生的费用计入在内。”
关于房贷利率种类的选择，在Williams的建议下，我们采用平均10%的首付、2.49％的按揭固定利率以及5年总还贷期。
“其它(付款)因素(包括使用抵押资格付款)指的都是按月付款的义务，这种付款可以来自信用卡，来自LOC房贷、来自汽车租赁和其它各种类型的信贷等等，只要它们需要按月付款(给钱)就行” Williams说。
加拿大房地产协会依据房屋种类（独立屋、联排别墅还是公寓等等）的不同，公布了房价指数。从加拿大统计局2014年都市区普查提供的中位数家庭年收入信息以及全国最新平均周薪数据可以看出：尽管加拿大人的债务在上升，但加拿大就业市场稳定，加拿大人对债务的管理也越来越好。很多人非常重视债务的风险，加拿大人的资产负债表处于很好的状态 ，甚至比金融危机前还要好。
